Auto-extraction & manual measurement for AIQS Cost Plans, covering ANZSMM Trade Sections 1–41

QSKing is the ultimate Revit plugin for 5D BIM cost management. It enables Quantity Surveyors (QS) to measure and cost with proven industry practice, while giving Architects and Engineers the tools to design to cost — all inside Revit.

Automated Quantity Take-Off

Run QTO

Run the “Run QTO” command and all quantities are extracted automatically to a QTO Schedule in accordance with ANZSMM measurement rules. Line items are organised, and filterable, by: Category, Family, Type/Material, Folder, No., Material, Dimension, Level, Base Level, Room No., Room Name, Scope, Thickness (mm), Unit, Quantity, Amount ($), Link, QS Remark and System Note.

Manual Measurement

Pick & Choose

Beyond auto-extraction, QS can use the Pick & Choose function to perform manual on-screen measurement on model elements and any file Revit can insert or import, including PDF, images, DWF/DWFx and IFC.

QS Settings

QS Settings

QS Settings let quantity surveyors author quantities without changing the modeler’s element properties, even when elements haven’t been modelled in the usual sequence.

Workbook

Workbook

The Workbook links all relevant quantities to produce elemental cost plans, bills of quantities and schedules of works, complete with pricing, and exports them directly to Excel.

Model Audit
Export BQ

Bulk Quantity Checks

Key bulk quantities — total wall area, total floor area, concrete volume and formwork area — update automatically as the design progresses, giving QS a fast, reliable way to sense-check overall quantities.

Design to Cost

Architects and Engineers stay in control of design-to-cost by adding a Cost parameter and pricing material and finish lines. As the design develops, total cost is calculated automatically and displayed under Design to Cost in the QTO Schedule — no extra effort required.

The QS Approach — For QS

QSKing brings quantity surveying directly into Revit, so QS work from the same live model as the design team instead of a separate take-off tool.

  1. Open a Revit (.rvt) model.
  2. To auto-extract model quantities:
    • Click the Run QTO command button at the top-left corner to open the Run Quantity Takeoff panel.
    • Select the required categories and click Run QTO at the bottom of the panel.
  3. To perform cost management (cost plan, bills of quantities):
    • Click the Workbook button on the QTO Schedule to open the Workbook.
    • Level 0 – Worksheet: double-click H:Total to drill into the Level 1 detail sheet.
    • Level 1 – Detail sheet: double-click C:QTY to open the take-off sheet.
    • Quantity take-off: link lines to the QTO Schedule, or enter values manually.
  4. Click Export BQ on the Workbook to export all line items to Excel. Use the Export BQ command button at the top-left of the screen to view the exported file.

As the design changes, click Re-run on the QTO Schedule to refresh quantities without losing any manual entries, links, or QS remarks already recorded in the Workbook.

Design to Cost — For Modeler and Design & Build Contractor

Design to Cost lets Architects, Engineers and Design & Build Contractors track budget impact as decisions are made, without waiting for a full QS take-off.

  1. If you want to know the cost of your design, fill in the Element Cost parameter on the element type properties, or the Instance Cost parameter.
  2. Click the Run QTO command button at the top-left corner to open the Run Quantity Takeoff panel.
    • Select All Categories and click Run QTO at the bottom of the panel.
  3. The Design to Cost amount will appear on the QTO Schedule. Click Re-run to update the total.
  4. Use Export QTO to export all line items to Excel.
1. Open & Save New Projects
Create Pad footings PF1 & PF2, Save as Project1-Tutorial.
2. Understand QSKing QTO User Interface
Run QTO – Category: Structural Foundations – instant extraction of PF1 & PF2 concrete quantities to QTO Schedule.
3. Link Quantities to Workbook, Pricing & Export BQ
5D BIM Cost Management as design progresses
4. Instant Update of Linked Quantities
Zero-rework
5. Auto Design Changes Tracking
Instant Addition or deletion detaction
6. Manual On-screen Measurement
Pick & Choose Function – Dimension Group
